A RESOLUTION approving a development agreement between
the City of Camas and Pacific Links,LLC,for a residential
development on property located within the City of Camas.
WHEREAS,Pacific Links,LLC,is the owner of or is acquiring certain real property
within the City,commonly known as Phase III,of Camas Meadows Corporate Center,and
WHEREAS,Pacific Links,LLC,has proposed to develop the site as a 112 unit multi-
family housing project,and
WHEREAS,the property is zoned LI/BP with a North Dwyer Creek residential mixed
use overlay pursuant to Title 18 of the Camas Municipal Code,and
WHEREAS,the parties have negotiated a development agreement which sets forth the
development standards that will govern the development of the property,vests the development
of the property under the development provisions of the Camas Municipal Code in effect at the
time of execution of the agreement,and allocates capacity in the transportation system for the
development of the property for the purpose of meeting the concurrency requirements of the
City’s Comprehensive Plan and Regulations,and
WHEREAS,the City Council conducted a public hearing on the proposed development
agreement on September 13,2004,at which time it considered testimony from all interested
parties,and
WHEREAS,the City Council continued the public hearing to September 27,2004,for
further testimony,and
WHEREAS,the City Council finds that the agreement has been reviewed by the planning
manager,and has been found to meet applicable planning requirements,and that multi-family
residential use is appropriate for the site,and
WHEREAS the Council desires to approve the development agreement,
NOW,THEREFORE,BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
CAMAS AS FOLLOWS :
SECTION I
That certain development agreement between Pacific Links,LLC and the City of Camas
relating to Phase III of Camas Meadows Corporate Center within the city limits of Camas is

hereby approved,and the Mayor is authorized and instructed to sign the agreement on behalf of
the City.
SECTION II
The development agreement shall be recorded with the Clark County Auditor pursuant to
the requirements of RCW 36.70B.190.
ADOPTED by the Council of the City of Camas,and approved by the Mayor this fp"]
